In Cape Coral, a standard impact window typically costs $900–$1,800 installed, a two-panel impact sliding glass door $3,500–$7,000, and a whole house of 15–20 openings $16,000–$38,000. Repairs are far cheaper: a fogged glass unit is about $250–$650 a pane and new slider rollers $250–$600.

About these numbers. We found no published survey of Cape Coral or Lee County window prices, so the ranges below are built from Florida and national pricing guides, adjusted for Lee County sitting outside the high-velocity hurricane zone. They are estimates for typical homes, not quotes. Your price comes from measuring your openings.

The square-foot figure is a way to compare quotes, not how windows are priced. Small windows cost more per square foot than large ones because the frame, hardware and labor don’t shrink with the glass.

Standard replacement windows

Estimates, not quotes. Installed prices, reviewed October 9, 2026.
WindowEstimated priceCondition
Non-impact insulated window$400–$1,300Only with approved shutters on that opening

Because the Cape is in the wind-borne debris region, a non-impact replacement window needs approved shutters on that opening. Add the cost of the shutters and the two routes end up closer than the window prices suggest.

What moves the price on a Cape Coral house

  • Design pressure. Canal-front and corner openings exposed to open water can need higher ratings than sheltered ones. Higher ratings mean heavier frames and glass.
  • Opening size and shape. Large picture windows, arches and transoms over sliders cost the most. Standard single-hung sizes cost the least.
  • Frame material and color. Bronze and black frames, and aluminum for very large openings, carry a premium over white vinyl.
  • Glass options. Low-E, tint, privacy and obscure glass add to each unit.
  • The house’s age. Early Cape homes from the 1960s and 1970s often have odd opening sizes and patched stucco returns that take more finishing.
  • Two-story access. Upper-floor windows need more labor and sometimes lifts.
  • How many openings. Doing the whole house on one permit and one install schedule is cheaper per window than doing it in batches.

Permit, approvals and the extras that should be in a quote

A replacement needs a City of Cape Coral permit with a product approval for each unit, and the manufacturer’s installation instructions are filed with the permit and kept on site. We include the permit and the inspection in every replacement quote and show the city fee as its own line. Other things a complete quote should list: removal and disposal of the old units, interior trim, stucco patching and any screens. If a quote doesn’t mention them, ask.

Why local quotes for the same house disagree

Owners in the Cape regularly get window quotes thousands of dollars apart for the same house. The usual reasons:

  1. Different ratings. One company prices every window at the highest design pressure; another rates each opening for its real exposure.
  2. Different products. A builder-grade vinyl impact window and a premium aluminum unit both pass code but are not the same window.
  3. Missing lines. Low quotes sometimes leave out the permit, stucco work, disposal or the sliders.
  4. Season. Demand jumps after every storm and in the run-up to hurricane season, and lead times and prices move with it.

Ask every company for an itemized quote with the product name and approval number for each opening. Then you are comparing like with like.

Insurance credits and grants

Florida law requires insurers to offer discounts for wind-mitigation features, and opening protection is one of them. The credit follows the weakest opening, so a house with impact windows and an unprotected slider may not get the full benefit. We don’t quote a dollar figure for savings because it depends entirely on your policy; your agent can tell you. The state’s My Safe Florida Home program has offered matching grants for opening protection in funding rounds; check its site for the current status.

Window cost questions

How much does it cost to replace all the windows in a Cape Coral house?

For a typical home with 15–20 openings in impact glass, expect roughly $16,000–$38,000, depending on sliders, sizes and frame choices.

Are impact windows much more expensive than regular windows?

Per window, yes: about $900–$1,800 against $400–$1,300. But a regular window needs approved shutters on that opening in Cape Coral, which narrows the gap.

Does the price include the permit?

Our replacement quotes include the permit and inspection, with the city fee shown as its own line.

Do window prices go up during hurricane season?

Demand rises before and after storms, and lead times stretch. Quotes are fixed once signed, so measuring early helps.

Can I get a price without a home visit?

We can give a ballpark from sizes and photos, but a firm price needs the measure, because openings vary even in houses that look the same.
