Which permit office covers your address
A Fort Myers mailing address doesn’t always mean the City of Fort Myers. Large parts of the area, including much of Iona, McGregor south of the city line, Whiskey Creek and the communities out toward Gateway, are unincorporated Lee County, which runs its own permitting. We check the parcel before quoting so the right office, the right forms and the right inspection are booked from the start.
Fort Myers homes and what their windows need
The city has a wider mix of housing than the Cape, and the window work follows it:
- Older neighborhoods off McGregor Boulevard. Mid-century block homes with original jalousie or aluminum windows and odd sizes. These often need custom units and careful work on plaster returns.
- Historic districts. Homes in districts such as Edison Park and Seminole Park may need design review before window changes. We confirm with the city and choose grid patterns and profiles that suit the house.
- Condos along the river and downtown. High-rise and mid-rise units need association approval, and the building’s engineer may specify the product and design pressure. We work from the association’s requirements.
- Newer gated communities. Homes from the 2000s onward near Daniels Parkway and Gateway often came with builder windows and storm panels. Upgrading to impact glass removes the panel routine.

Hurricane Ian pushed storm surge of five feet and more into parts of Fort Myers in September 2022, and many homes near the river and in low-lying neighborhoods lost windows and doors along with everything else. Some of those openings were boarded or patched in a hurry.
